SRS Real Estate Partners completed the $14.95 million sale of a two-tenant retail property located at 540 Maple Avenue in Vienna, Virginia, about 15 miles from Washington, D.C.
Built in 2019 and situated on 1.19 acres, this unique two-story property is fully occupied by Chick-fil-A on the ground floor with a drive-thru. Flagship Carwash is operating a full-service facility on the second floor. SRS Capital Markets Executive Vice President & Managing Principal Andrew Fallon and First Vice President Philip Wellde represented the seller, the property’s original developer. The buyer was a local investor.
“As a net lease investment offering, the asset attracted significant interest from a wide range of investors, including high-net-worth and 1031 exchange buyers seeking a high-quality property with long-term passive income and a building that has tax-efficient components,” said Fallon. Located at 540 Maple Avenue East, the property benefits from a premier infill location in the heart of Vienna.
