
Marcus & Millichap has completed the sale of a net-leased childcare facility tenanted by Lightbridge Academy in Bethlehem, Pennsylvania. The property sold for $4.62 million.

Reder, Derrick Dougherty and Scott Woodard, investment specialists in Marcus & Millichap’s Philadelphia office, had the exclusive listing to market the property on behalf of the seller, a local operator and private investor. The team also procured the buyer, a local private investor.
Located at 3001 Linden St., the property sits on a signalized corner lot spanning 1.85 acres. Built in 2018, the 10,780-square-foot building is positioned in a densely populated area with more than 76,000 residents within a 3-mile radius.
