
Flexible workspace provider Industrious has secured two new Manhattan locations totaling nearly 55,000 square feet in Lower Manhattan and Midtown East. At Global Holdings’ 875 Third Ave., Industrious will occupy 28,000 square feet on the sixth and seven floors, while at Rudin’s One Battery Park Plaza, the company has committed to a full-floor space of 26,781 square feet.
“There’s been a lot of momentum along Third Avenue over the past couple of years, and we’ve been paying attention,” said Natalie Levine, director of real estate at Industrious. “We’ve experienced growing demand from companies looking for flexible, quality space in Midtown.”
At 1 Battery Park Plaza, the Industrious lease and a headquarters relocation by architecture and design studio Woods Bagot bring the property to 99% leased. “Our ability to achieve virtually full occupancy at One Battery Park Plaza speaks to the strength of the property and the success of Rudin’s long-term ownership,” said Kevin Daly, VP of office leasing at Rudin.
Daly represented Rudin in-house, while a JLL team of Paul Glickman, Diana Biasotti and Kristen Morgan represented Global Holdings. For the 1 Battery Park leases, Justin Halpern, Ed Wartels and Benjamin Bouganim of Cushman & Wakefield represented Industrious. Gary Ceder and Robert Tanzmann, also of Cushman & Wakefield, represented Woods Bagot.
