HCA HealthONE bought the Wilmore Center at 7615 W. 38th Ave. for $14.5 million. A Cushman & Wakefield team of Jon Hendrickson and Aaron Johnson represented the seller, CentrePoint Properties, in the transaction. The Denver Business Journal reports that CentrePoint purchased the property for $10.25 million in 2021.
HCA HealthONE is planning to bring a medical park, including medical office space and emergency services, to Wheat Ridge. The new health park will be adjacent to the provider’s existing Clear Creek Surgery Center at 7809 W. 38th Ave. It aims to expand access to healthcare for patients and families in the area.
The two single-story multi-tenant buildings that make up the Wilmore Center span nearly 52,750 square feet on 5.18 acres and include 236 parking spaces. At the time of the sale, Wilmore Center was 84% occupied. The 15 tenants offer a mix of retail, food and medical services, with 68% of the leased area being occupied by medical-related tenants. HCA HealthONE has not yet disclosed its redevelopment plans.
