GFP Real Estate said Thursday that Maybern, a financial technology company specializing in fund management solutions for private markets, has signed a long-term lease expansion at 10 Astor Place, more than doubling its footprint at the property from approximately 11,000 square feet to 30,000 square feet. The expansion encompasses the property’s entire fourth floor. Maybern originally relocated to 10 Astor Place in 2024.
Neith Stone of GFP Real Estate represented ownership, alongside Rob Silver, Anthony Sciacca and Brittany Silver of Newmark. Jonathan Franzel and Leo Kone of Newmark represented the tenant.
“In today’s market, expansion tells a more meaningful story than relocation,” said Stone. “When an existing tenant more than doubles its footprint and commits for the long term, it’s a powerful vote of confidence. Tenants are drawn to boutique buildings like 10 Astor Place because they offer what new construction can’t replicate: enduring architecture, unmatched character and the kind of hands-on ownership today’s companies value.”
