CBRE has arranged the $8.05 million sale of Liberty Office Park, a 76,501-square-foot flex industrial property located at 7102-7116 Office Park Drive in West Chester, Ohio.
Boulder Properties LLC purchased the property from Wang Brothers Investments LLC. CBRE’s Will Roberts, Steve Timmel and Beau Nimer represented the seller, Wang Brothers Investments LLC, in the transaction.
“This product type is one that is in high demand by tenants and investors alike,” said Roberts. “Combine that with its curb appeal and excellent location within Liberty Center, and it’s no surprise that the asset has maintained a strong occupancy history and was highly sought after by investors on a national basis.”
The property was fully occupied by five tenants, with an average tenure of nearly 10 years. Built in 2007 on 6.9 acres, the building features eight docks and one drive-in door with a 19’ clear height. The property is 0.4 miles from Liberty Center, a $350 million, 64-acre mixed-use development.
