
CapRock Partners Management has broken ground on Clay Road Business Park in Sunnyvale, about 15 minutes east of Dallas. The project will include three buildings totaling 483,128 square feet. Vertical construction is expected to begin this summer.
The Dallas Business Journal reports the $40 million project will be designed for a mix of tenants, including shipping and logistics firms, as well as service-oriented businesses such as HVAC, plumbing and homebuilding supply companies. Leasing options are flexible, with spaces available from 25,000 to 30,000 square feet, and full-building options up to just over 200,000 square feet.
CapRock bought the property about two years ago. Delivery is expected in early 2027.
CapRock has about 3 million square feet of industrial property acquired, under contract or in development across Texas. The firm expects to break ground on another $30 million industrial project in McKinney later this month.
Since 2009, CapRock’s portfolio has grown to over 35 million square feet across the Western and Central U.S.
