
NAI Nashville Stanton Group has started work on The Margin District, a $165 million mixed-use development in downtown Franklin, just outside Nashville.
The project is expected to include 25 luxury homes, 50,000 square feet of retail space, and office space. Retail and office leasing are underway.
The Margin District, at the corner of Margin Street and Columbia Avenue, will be 180,000 square feet when complete. Nashville-based Studio 8 Design is the architect of record, and Nequette Architecture & Design of Birmingham is serving as the design architect. American Constructors is the general contractor.
The project lies outside of Franklin’s Historic Preservation Overlay District, but the developers are attempting to blend it in with the existing architecture, using brick, stepped rooflines, classic millwork, antiqued brass and more.
The Margin District development is expected to be completed in 2027.
