Zenith Industrial Outdoor Storage (IOS) has completed a new, state-of-the-art cold storage build-to-suit for Kemps, a farmer-owned brand of Dairy Farmers of America.
Kemps has secured a new 15-year lease, affirming its longstanding commitment to serving customers in Minnesota and nationwide. CBRE is currently marketing the southern parcel of the site for sale, which includes a 22,000-square-foot warehouse on the remaining three acres of land.
Zenith acquired the 11-acre site in 2022, formerly home to a heavy industrial metal recycling business. After closing, Zenith completed a retrofit of both the yard and the existing structure. In conjunction with Bainey & Co. as the general contractor, Zenith converted the property into a 40,000-square-foot cold storage and dairy distribution hub.
“The Zenith investment strategy is rooted in acquiring and improving strategically located industrial sites, offering flexibility and operational efficiency for tenants,” notes Alex Guider, Senior Vice President of Asset Management at Zenith.
