Sterling Bay sold 545 Wyn, a 298,000 square foot office building in Miami, to the team of Goldman Properties and Citadel’s Ken Griffin. The sales price was $180 million.
Commercial Search reports that Sterling Bay purchased the construction site in 2018 for $18.9 million and subsequently developed 545 Wyn. Gensler designed the property. Gensler is also a tenant.
This office sale largely bucks trends nationwide in 2025, as the overall office market recorded price and valuation declines. As of late, overall discounted transactions accounted for 42.5% of office sales, according to Yardi Matrix.
The 10-story building includes retail on the main floor, a multi-level parking area between the second and fifth floors and 298,597 rentable square feet of office space between the sixth and 10th floors.
