
3L Real Estate and O-SDA Industries are each looking to transform old buildings in downtown Fort Worth into apartments.
The Dallas Business Journal reports that 3L Real Estate purchased a 16-story, 300,000-square-foot building at 115 W. Seventh St. (photo) in downtown Fort Worth in 2023. The company plans to convert the building to 330 apartment units, including studios, one- and two-bedroom units, with amenities such as a fitness and business center. Construction is expected to cost $58 million. Built in 1952, the building was formerly occupied by Oncor and Fort Worth National Bank.
O-SDA Industries LLC plans to convert the former Binyon-O’Keefe building at 210 E. 7th St. and 811 Calhoun St. to a 100-unit senior housing development, costing about $26 million.
The building, built in 1917, was originally used for a storage facility.
The two developers received a combined total of $7.35 million in infrastructure reimbursements from a government agency for converting the buildings.Â
