The priciest ZIP codes in the country are in California and New York.
In the top 10, median listing prices range from just under $6 million to nearly $12 million.
Only one Florida ZIP code made the top 10, but it made its mark on the list.
Happiness isn’t for sale. But for the ultrawealthy, a gated community with world-class homes and amenities might be the next best thing.
Realtor.com ranked the 10 most expensive ZIP codes in the US, focusing only on areas with at least 30 active listings. The top 10, concentrated in California, Florida, and New York, carry a median asking price of nearly $6 million — roughly the cost of 209 brand-new 2025 Toyota Camrys.
At the very top is 33109, home to Miami Beach and Fisher Island — a private enclave accessible only by yacht or ferry. The island has its own private school, gourmet market, clinic, golf course, beach club, and numerous tennis courts. Several celebrities, including Mel Brooks, Julia Roberts, and Oprah, have owned homes there. The price of entry is steep: Realtor.com reports the ZIP code’s median listing price is $12 million.
Jill Eber, a Coldwell Banker agent representing the sale and a resident of Fisher Island since 2000, told Business Insider the island’s lifestyle justifies the price tag.
“I think it’s one of the most beautiful places in the world, and its privacy, security, beauty, and amenities are unmatched,” Eber said. “You can’t get on the island unless you live there, or somebody leaves your name. It really feels like you’re on this amazing oasis in the middle of Miami.”

10. Malibu, California

The gate was found re-locked later that afternoon. By opening the gate, Geffen would be fulfilling a 22-year-old legal promise to open a public pathway across his property in exchange for permits from the Coastal Commission to begin building his Cape Cod-style compound across multiple lots on Carbon Beach. In giving up the gate key, the music mogul also stops daily fines of USD1,000 a day from accumulating.
