S3 Capital, a leading private real estate credit manager, has amassed $730 million in commitments raised to date for S3 LB Real Estate Credit Fund III, including $450 million in equity commitments with an additional $280 million in separately managed accounts and co-investment commitments.
Fund III will remain open to investors through the first quarter of 2026 and is targeting $650 million in equity commitments with a hard cap of $850 million. Additional co-invest opportunities are available exclusively to Fund investors.
“We have seen strong interest in Fund III from a diverse range of institutional investors, including U.S. and international endowments, insurance companies, and pension funds who recognize the long-term opportunity in multifamily lending,” said Robert Schwartz, co-founder of S3 Capital.
“These groups are increasingly drawn to the fundamentals of specialized real estate credit as an asset class and have confidence in our approach to underwrite and service loans in supply-constrained, high-growth markets. It’s rewarding to partner with investors who share our conviction and recognize this growing opportunity.”
