
S3 Capital originated a $46.5 million construction loan for the Phase I development of a future garden-style rental community being developed by Landmark Companies. The project, located at N Loop 288 & N Locust St in Denton, will consist of 306 units across 12 three-story buildings.
The community will include a dog park, clubhouse, business center, pool, gym, and detached garages.
The project’s sponsor is national developer Landmark Companies, which has completed over $1.2 billion worth of development projects across the country in its 27-year history. The Landmark team has successfully executed projects with a similar business plan numerous times in the past across various markets in Texas.
Since launching its credit business in 2013, S3 has originated over 700 loans totaling more than $6.5 billion. Focusing on multifamily in and around Tier 1 markets, S3 seeks to achieve equity-like returns for investors.
