
Rockefeller Group and Atlas Capital Group said Friday they have entered into a $96-million agreement with the Roman Catholic Church of Holy Name of Jesus and Saint Gregory the Great to acquire property at 200 W. 97th St. for the development of a mixed-income rental building on Manhattan’s Upper West Side.
The as-of-right residential development will utilize the city’s 485-x incentive program designating 25% of the units as affordable. The building will offer residents access to premium amenities and spacious living spaces, as well as feature neighborhood-serving retail at the southwest corner of 97th Street and along Amsterdam Avenue.
“We are proud to partner in delivering much‑needed housing to the Upper West Side,” Rockefeller Group and Atlas Capital Group said in a joint statement. “This project demonstrates what’s possible when thoughtful development aligns with strong public policy and how it can address multiple community needs simultaneously.”
The development preserves the Roman Catholic Church of Holy Name of Jesus and Saint Gregory the Great and its rectory, which will continue serving the community. The Parish will gain nearly 9,500 square feet of new, purpose-built connected space for religious education, community gatherings and social outreach.
The project will redevelop only underutilized portions of the church campus while the active church continues its ministry. The transaction is expected to close in spring 2026.
