Mohr Capital has acquired 147 acres in DeKalb, Illinois, to develop a 1 million-square-foot build-to-suit regional distribution facility for a leading national client, with the ability to expand the facility to 1.5 million square feet.
Located at the northwest corner of Peace Road and Fairview Drive, the facility will serve as a state-of-the-art warehouse and distribution hub, supporting the client’s expanding regional operations. Mohr Capital has signed a 12-year lease with the client for the building.
“We are excited to partner with the City of DeKalb to deliver a Class A distribution facility that will support our client’s growth,” said Gary Horn, Chief Development Officer at Mohr Capital. “This project reflects our commitment to developing best-in-class industrial space and fostering long-term partnerships.”
Pepper Construction will serve as Mohr’s general contractor, with Willet Hoffman providing civil engineering, Curran Architecture as project architect, and CBRE’s Chicago-based project management team will be overseeing the development on behalf of Mohr Capital.
