
Moishe Mana acquired One Downtown, a Class A office tower located at 1 SE 3rd Avenue, for $110 million. PCCP was the seller. The building last sold for $127 million in 2018.
CBRE brokered the deal. The brokerage team was led by Christian Lee, Sean Kelly, Tom Rappa and Matthew Lee.
Formerly known as the SunTrust International Center, the 31-story tower, built in 1969, has undergone a multi-million-dollar renovation. The building is 90% occupied.
The building is 450,000 square feet and features a comprehensive suite of on-site amenities, including a rooftop terrace, state-of-the-art fitness club, conference facilities, electric vehicle charging stations, a 750-spot parking garage, and direct access via 11 high-speed elevators. Additional conveniences include on-site dining, dry cleaning, car wash services, and a Walgreens Pharmacy and a Bank of America banking center.
