
Keystone obtained a $62 million construction loan to convert a pair of office buildings in Dadeland into apartments.
Arbor Realty SR provided the mortgage to Keystone for the project at 9400 and 9500 South Dadeland Blvd. FH Construction serves as the general contractor, while Modis Architects designed the project. Keystone started work on one of the office buildings last year and it will become 121 apartments. It should be delivered in April 2026. The secord office will be converted to 95 apartments, in the first quarter of 2026. They will be called Hyve Dadeland.
FH Construction will completely redo the façade of the office buildings and gut them from the inside, adding bathrooms and kitchens, and reconfiguring the chiller HVAC system to serve individual apartments.
The office buildings were constructed in the 1970s. They already have a parking garage to serve the residents. Keystone has approval for an additional 365-units in an adjacent tower.
