
Baer Manufacturing signed a long-term lease for a 606,000-square-foot build-to-suit facility in Phase 2 of the CrossPoint Business District, developed by Jackson-Shaw. Baer will use the space to produce prefabricated electrical products, with a primary focus on underground duct banks supporting data center infrastructure. CrossPoint Business District is located north of the intersection with State Highway 195 and south of County Road 143 in Georgetown.Â
Additionally, the company has leased about 73,000 square feet of the remaining Phase 1 space to serve as a temporary operational area while its build-to-suit facility is under construction. Construction of the Phase 2 build-to-suit is scheduled to begin in March 2026, with completion expected in the second quarter of 2027. ARCO/Murray Design Build and Ryan Companies will serve as the general contractors.
Compatriot Capital is the equity partner, and Busey Bank is the lender for the Baer build-to-suit. Darryl Dadon and Olivia Reed with CBRE are managing the leasing assignment for the development.Â
