Munich-based Manova Partners has secured what is reportedly the largest office lease in Orange County thus far in 2025. Hyundai Motor Company signed a long-term lease for all five floors of 2300 Main St. in Irvine, totaling 133,745 square feet. The full-building lease follows the completion of Manova’s capex program.
Ownership was represented in-house by Doug Baker and Roy Rissas, both based in the Bay Area, and Munich-based Daniela Streit, and by David Dowd and Jennifer Whittington from CBRE. The 2300 Main lease expands the South Korean car maker’s office presence in Orange County, which also encompasses leased space elsewhere in Irvine and the Hyundai-owned U.S. headquarters in Fountain Valley.
“We acquired 2300 Main back in 2018 in one of our managed separate accounts and are excited to have now brought the asset through a full leasing cycle with a great new prime tenant,” Manova said in a LinkedIn posting.
