
Värde Partners closed a $48 million loan to refinance Synergy Medical Center in Englewood, Colorado.
Located on the Swedish Medical Center campus, the 104,000-square-foot, Class A medical office building was constructed in 2021, making it the newest property on the campus. The building is 80% leased to tenants providing a range of medical services. Its largest tenant, HCA HealthOne, operates an ambulatory surgery center as well as specialized clinics for neurosurgery, orthopedics and physical therapy.
The three-year, floating-rate loan was arranged by Ramsey Daya, Chris Moritz and Grant Gooding of Newmark.
Värde is an experienced investor in healthcare-related real estate. In 2024, the firm acquired a $700 million portfolio of 61 medical outpatient buildings as well as an operating company to oversee day-to-day management of its healthcare-related real estate assets.
