
The Department of Homeland Security has purchased a 418,000-square-foot warehouse in Surprise for more than $70 million. The all-cash transaction, which includes U.S. Immigration and Customs Enforcement (ICE) as a party to the acquisition, covers a massive industrial property located near Sweetwater Avenue and Dysart Road. The warehouse completed by Rockefeller Group was previously called the Surprise Pointe Commerce Center and was primarily set up to accommodate one to four tenants.
CBRE was at one point tasked with leasing the space. A 2024 project brochure for the Surprise Pointe building indicates that the building has 84 dock doors, 466 auto parking spaces, 103 trailer parking spaces and 2,484 square feet of office space. The brochure also indicates the property is a nine-minute drive from Loop 303 and a 30-minute drive to TSMC’s north Phoenix campus.
