
Kolter Group is taking advantage of a Florida law that allows developers to build affordable housing on land with industrial zoning without a public hearing. The Delray Beach project is slated to take up 12.3 acres at 2101 S. Congress Ave. The South Florida Business Journal reports that the company bought the site for $21.9 million.
To adhere to the state’s Live Local Act, 40% of the units must be housing for people making up to 140% of the area’s median income.
Plans for Alton Delray call for 386 apartments in five buildings. The units, which range from studios to three bedrooms, would have an average size of 951 square feet. There would be 44 studio apartments, 161 one-bedroom units, 166 two-bedroom units, and 15 three-bedroom units. Amenities would include a pool and a dog park.
