
Starwood Property Trust purchased the 107,408-square-foot High Point Clinical Trial building at 4160 Mendenhall Oaks Parkway from Dalfen Industrial for $12.5 million. The building had been shuttered since 2023. The Triad Business Journal reports that High Point Clinical Trials was sued several times in the months leading up to its apparent closing in 2023.
This is the first Triad investment for Starwood, one of the largest commercial mortgage special servicing businesses in the United States. It owns multiple other industrial buildings across North Carolina, including several in the Charlotte area and one in Winston-Salem. Starwood has a $25 billion portfolio of across its commercial and residential lending, infrastructure lending, and investment property business segments.Â
Dalfen Industrial purchased the property in April 2018. It owns multiple other industrial buildings across North Carolina, including several in the Charlotte area and one in Winston-Salem. Dalfen is a real estate investment manager specializing in the acquisition, development and operation of last-mile industrial properties in key U.S. markets.
