
A joint venture partnership between Oak Brook-based real estate investor Clear Height Properties and Houston-based ICP Funds has acquired 10 Davis Drive in Bellwood, Illinois.
The 29,483-square-foot single-tenant light industrial building is long-term leased. Matt Garland of Cawley Commercial Real Estate was the sole broker in the transaction.
The joint venture purchased the Bellwood property from Chicago Glass & Mirror. Built in 1970 and renovated in 2004, the industrial manufacturing facility is situated on a 1.25 The one-story property features 16’ ceiling height, three dock-high doors and one grade-level door.
Clear Height Properties has bought and sold 213 assets totaling nearly $1 billion over the past fifteen years. IN 2025, the firm partnered with private equity real estate manager Long Wharf Capital to acquire an 83,720-square-foot building in Northbrook, Illinois.
