
The infrastructure is nearly in, and soon, Celina residents will get a look at the first phase of the $1 billion Shawnee Trail Project. Helmed by the development arm of Rex Real Estate, the 100-acre project will blend retail, entertainment, housing and green space in a village-like setting.
Retail leasing is being handled by Thomas Glendenning of Shop Co. and Matthew Kiran of Glendenning 1887.
The Dallas Business Journal reports, alongside a 200,000-square-foot Walmart, the first phase of Shawnee Trail will include office space, a restaurant, an entertainment complex, and community gathering areas with parks and an amphitheater. It will also bring 600 apartments.
The build-out of Shawnee Trail is currently planned for at least two phases.
The U.S. Census Bureau reported that Celina is now the fourth-fastest-growing city in the U.S., with its population growing by 18.2% from July 1, 2023, to July 1, 2024. Celina had a population of 51,661 in 2024.
