
Calare Properties acquired a tech manufacturing and research facility at 3028 E. Cornwallis Road in North Carolina’s Research Triangle Park (RTP) in Durham for $28.75 million. The 183,700-square-foot facility is fully leased to MACOM Technology Solutions Holdings, a semiconductor manufacturer. Wolfspeed, the seller, is in a similar industry.
MACOM has signed a 12-year absolute triple-net lease for the property with additional lease extension options.Â
The main production building is over 150,000 square feet and spans three floors. It houses cleanrooms, labs, and mechanical infrastructure tailored for high-precision fabrication. Additional on-site buildings support wastewater treatment, chemical and electrical systems, and storage functions. The site includes dedicated electrical substations throughout the property.Â
Home to over 250 companies, RTP is the largest high-tech research park in North America and a hub for global innovation in semiconductors, biotechnology, and advanced manufacturing.Â
