
Brookfield Properties sold the 707 17th St. office tower, above a Hilton hotel, for $28.7 million. Brookfield bought the building for $195 million in 2020.
The Hilton City Center hotel, which is owned by a separate entity, takes up the bottom 20 floors of the property. The office space Brookfield sold is on the top 22 floors.
The Denver Business Journal reports Brookfield also used to own the neighboring 717 17th St. building, known as Johns Manville Plaza. That property, too, sold for $28.7 million. Brookfield purchased the 29-story tower for $205 million in 2020, representing another large loss compared to the 2025 sale price. The combined price of the office tower sales, $57.4 million, compares to the $395 million that Brookfield paid for the properties five years ago.
An LLC tied to Minnesota’s Patrick Halloran purchased both buildings. Halloran was previously part of investment firm Wayzata Investment Partners.
