
CBRE arranged the sale of 1045 Sansome in San Francisco to Bridges Capital. The firm’s Kyle Kovac and Mike Taquino represented the seller. Terms of the sale were not disclosed.
Located in San Francisco’s Jackson Square neighborhood, 1045 Sansome is a four-story, creative office building totaling 83,871 square feet. The property was built in 1926 and has been substantially renovated with new windows, interior upgrades, a top-floor lounge, and a roof deck. Sixty-four percent of the building is leased to tenants in the architecture, design, and e-commerce industries.
“The Jackson Square submarket continues to attract an outsized amount of investor interest,” said Kovac. “1045 Sansome is ideally positioned to capitalize on the city’s rapidly expanding tenant base.”
San Francisco’s office market showed new signs of stabilizing in the first quarter of 2025, according to CBRE Research. In Q1 2025, 2.9 million square feet of office space was leased for the highest quarterly leasing total since Q2 2019.
