
Stream Realty Partners has been awarded the office leasing, property management, and construction management for The Sinclair, a $300 million redevelopment in Downtown Dallas. Â
Located at 401 N. Ervay St., The Sinclair is a 429,000-square-foot office tower that anchors a mixed-use project featuring 293 luxury multifamily units.
Stream’ JJ Leonard, Patrick Cruz, and  Sam Basswill lead the leasing efforts for the office tower.  Â
Originally completed in 1983 and designed by I.M. Pei & Partners, the tower—formerly Energy Plaza—served as offices for ARCO Oil & Gas, Oncor, and the FDIC. In 2022, Todd Interests embarked on a $300 million redevelopment of the largely vacant building alongside architect HKS and contractor Brasfield & Gorrie. The tower reopened in early 2024 as The Sinclair. Â
Amenities include three patio terraces, a fitness center with a cold plunge, sauna and steam room, a tenant lounge and bar, extensive conference and training facilities, a golf simulator, and a landscaped garden courtyard lounge. Additionally, an on-site restaurant and coffee bar are planned for delivery in 2026.
