
Affinius Capital closed on a $90.4 million loan to refinance Georgia North Logistics’ Buildings 3 and 4. The newly constructed, Class A industrial warehouse facilities totaling 1.5 million square feet in Adairsville, GA are strategically positioned along the I-75 corridor. The loan was made to Ashley Capital, and the proceeds will be used to lease the property to stabilization. Adairsville is 60 miles NW of Atlanta.
Buildings 3 and 4 are two of three existing buildings within Ashley Capital’s master-planned industrial park known as Georgia North Logistics. Building 3 was delivered in January 2024 and totals one million square feet. Building 4 was delivered in July 2022 and totals 498,000 square feet.
Given its proximity to I-75, which is Georgia’s largest freight corridor and home to more than 250 manufacturers, the property benefits from strong connectivity to major transportation nodes.
The financing was arranged by Steve Roth at CBRE.
