
Third & Urban has acquired Georgia 400 Center, a three-building, 24-acre master-planned office portfolio located at the interchange of GA Hwy 400 and Haynes Bridge Road in Alpharetta, Georgia.
Georgia 400 Center features three six- and seven-story, multi-tenant office buildings totaling 430,046 square feet. The portfolio is currently 67% leased to various tenants, including Morgan Stanley, Century Communities of Georgia and Toll Brothers. Third & Urban will incorporate capital improvements such as new roofs, lobby refreshes and an elevated tenant amenity lounge with a bar, conference center, recreational games and operable glass walls that open to an enhanced outdoor courtyard with seating areas.Â
The property was purchased in partnership with Zalik Investment Group. Stephen Clifton, Zach Wooten and Payton Maxheimer with Cushman & Wakefield are being retained as the property’s leasing team. Jay O’Meara, Ryan Reethoff and Justin Parsonnet at Newmark represented the seller in the sale transaction.
