
The Bayline Group has obtained debt and equity financing, allowing it to build a new Class A garden-style apartment community in Mosaic Town Center, a 170-acre mixed-use development near downtown Savannah in Pooler, Georgia. The community, called Mosaic Pooler, will offer 333 apartments upon completion, expected in May 2027.
Berkadia’s Mitch Sinberg, Scott Wadler, Bryan Brown, Robert Falese and Jake Adoni arranged the financing on behalf of Bayline Group. Bank OZK provided a $47.5 million three-year, floating-rate loan. FCP provided $13.25 million in preferred equity.
The development features a mix of one-, two-, and three-bedroom units that average nearly 1,000 square feet. Additionally, the property will include three-story Carriage Houses with garages on the ground floor. Community amenities include a resort-style pool with a large outdoor patio, cabanas, and grill stations, a fitness center with yoga room, game room and resident lounge, co-working spaces, dog park and pet spa, a package locker system, and EV charging stations.Â
