
Trammell Crow Company and joint venture partner Daiwa House Texas have broken ground on Phase II of Blue Ridge Commerce Center in Houston, Texas. This latest phase, spanning 40.9 acres, will include three speculative buildings totaling 687,000 square feet, with buildings ranging from 182,000 to 303,000 square feet. Phase II is scheduled for a Spring 2027 delivery.
The project is located at the northeast corner of Fort Bend Parkway and McHard Road in Fort Bend County, approximately two miles south of Beltway 8.

Phase I was delivered last fall. It includes five buildings totaling 1,350,559 square feet. Since its delivery, three of the buildings have been sold to owner-occupants, while another was fully leased. Building 2, a 157,626 square-foot front-load building, remains available.

Seeberger Architecture designed Blue Ridge Commerce Center Phase II. E.E. Reed Construction is the general contractor for all Phase II buildings. Sumitomo Mitsui Banking Corporation provided project financing. Cape Bell and Jason Dillee of CBRE are marketing and leasing both phases of the project.
