
Inova Health System has sold a 240,000-square-foot Merrifield office building, its former corporate headquarters, to a Bethesda firm that plans a long-term redevelopment project.
An affiliate of Buchanan Partners paid $13 million for 8110 Gatehouse Road, one of two office properties Inova put on the market in 2020 as it sought to rightsize its real estate portfolio shortly after spending $182.5 million on the former ExxonMobil headquarters campus, reported the Washington Business Journal.
The property’s 2026 assessed value is $10.56 million for the land and the building. The two buildings, 8110 Gatehouse and 2990 Telestar, served as Inova’s administrative offices for years. Those offices have been relocated to the former ExxonMobil campus, now known as the Inova Center for Personalized Health.
Inova vacated 8110 Gatehouse in 2022 but has an agreement with Buchanan to use the parking garage as satellite parking for Inova Fairfax staff until a redevelopment begins.
