
Lovett Industrial began construction on SouthPort 45, a 668,000-square-foot speculative distribution center near Ellington Airport in southeast Houston. PCCP LLC is the equity partner for the project. Southside Bank and American National Bank of Texas provided construction financing.
The development will feature three buildings: a 395,657-square-foot cross-dock warehouse and two front-load facilities spanning 176,452 and 95,968 square feet. The smallest space available at SouthPort 45 is 30,000 square feet.
Each building will be delivered with a 2,500-square-foot office, dock levelers and warehouse lights. The warehouses have dock-high doors and clear heights between 32 and 36 feet.
Harvey Cleary is the general contractor, Powers Brown Architecture designed the project, and ALJ Lindsey is the civil engineer.
The project is expected to deliver in the third quarter of 2026. JLL’s Richard Quarles, Joseph Berwick and Mark Nicholas are leasing the property.
SouthPort 45 is Lovett Industrial’s 13th development in Greater Houston.Â
