
Palantine Capital Partners offloaded Arba San Marcos, a 240-unit student housing community serving Texas State University in San Marcos. The buyer was Centurion Property Group. The San Antonio Express-News reports that Centurion took out a $42.5 million loan from Ladder Capital Finance of New York to make the purchase.
Arba San Marcos was built in 2014 and features 748 beds across 240 units in a mix of two-bedroom/two-bathroom, three-bedroom/three-bathroom and four-bedroom/four-bathroom floor plans. The furnished community offers modern amenities and convenient access to Texas State University.Â
Texas State University posted record enrollment of 44,596 students in Fall 2025, representing a 10% year-over-year increase. The university is targeting 50,000 students by 2033 and recently announced its transition to the Pac-12 athletic conference beginning in the 2026-2027 academic year.
The property is located in San Marcos, between the major metropolitan areas of Austin and San Antonio along the Interstate 35 corridor.
