
Capital Partners has obtained a $45 million construction loan to develop Oriole Logistics, a 442,000-square-foot industrial property in Fort Myers.
CBRE’s Billy Mork, Joel Torborg and Mike Vannelli secured the loan on behalf of Capital Partners, the owner and developer of the project. Oriole Logistics marks the third industrial development for the developer in South Florida since 2023.
Oriole Logistics is located at 16815 Oriole Road, close to Interstate 75 and minutes away from Southwest Florida International Airport (shown). The airport is currently in the second phase of a three-year, $1.07 billion terminal expansion. Once completed, the three-building portfolio will feature 84 dock doors, 28-32-foot clear heights and a 580-stall parking lot. Construction on Oriole Logistics is slated to break ground in April 2025.
Capital Partners says it owns $1.7 billion in industrial real estate and focuses on a single market and product type.
