
Forty6Forty5, a 116,858-square-foot office building at 4645 E. Cotton Center Boulevard in Phoenix, has been sold to a private investor for $10 million. It is the last of a three-building portfolio within the Cotton Center Business Park. While a seller was not disclosed, Crown West Realty listed the building on its website.
The property underwent $9.4 million in renovations and capital improvements over the past decade. Mike Bench of Voit represented the buyer, while Chris Toci, Eric Wichterman and Mike Coover of Cushman & Wakefield represented the seller in the deal.
The buyer intends to relocate Legacy Capital Services and Shield Legal into a portion of the building while benefitting from passive income generated by existing tenants occupying ±23% of the space.Â
