
BCS Capital Group acquired a 47-acre parcel of land, just northwest of the intersection of State Highways 6 and 288, for the development of Manvel Crossing. While BCS has not provided details on the square footage of the project, it has stated that it will include a mix of restaurants, shops, and commercial users.

 A Chapter 380 economic development agreement with BCS is in the works as well as a planned unit development and annexation of the property. As part of the 380 agreement, BCS agrees to begin construction within 12 months. In return, the city will reimburse BCS tax revenue generated from the project for 17 years.
The population of Manvel nearly doubled between the 2010 and 2020 U.S. censuses and grew by another estimated 73%, to 19,309, by July 2024.
